Oh, and a Hobbit Treehouse.

Through an entrance gate, over a green-grass bridge and through a five-foot-tall circular door you’ll find 400 sq. feet of Hobbit heaven. The interior is flush with wood and stone. It includes a kitchen, a cozy fireplace under an usually calming Eye of Sauron, and of course a ladder up to your charmingly cramped sleeping quarters.

It also has AC, a flat-screen television, and a microwave. Also, according to the listing (corroborated by photos), for the genetically jinxed, the treehouse also includes, “big hairy slip on Hobbit feet in case you were not born with your own.”

So yes, you have to rent the main house to rent the Hobbit Treehouse. But yes, if you’re a LOTR fan, it’s probably worth it.
