Realty Bites: Saint Paul’s Got a Deal For You

Rue Saint-Paul is a prime example of what makes Old Montreal so special. While being Montreal’s oldest street, today it is one of the city’s most vibrant and frequented. People wine and dine in its fine eateries, exhibit in its gorgeous galleries, vacation in its 5-star hotels, and some are even lucky enough to live in its historical buildings. That sounds wonderful doesn’t it? There’s only one little problem: Old Montreal is expensive, and once you live here you simply don’t want to leave. In some strange way, residents of the Old Port (OP) develop a loyalty to the local joints. While it would be just a short cab ride to venture off to the Plateau where everything is reasonably priced, it seems we find pleasure in getting robbed on St-Paul. Here, we pay $5 for a cappuccino, 1$2 for a vodka soda and $24 for a plate of pasta! Shall we blame our willingness to pay the OP premium on the unique experience this part of town guarantees? As an OP resident I am definitely guilty of my undying devotion to this area. All of this aside, many young professionals still dream of calling this lovable street home. For those who do, here are some wicked deals Saint-Paul has to offer.

1. La Maison St-Paul – $398,000

Over the holidays, a friend of mine visiting from Dubai asked me to view some condos in the OP that I considered sound for investment and profitable if rented out. I took him to La Maison St-Paul, a fine yet unpretentious building located on the corner of McGill to show him two units that were really competitively priced at $398,000.

The one bedroom condo unit on the 6th floor is terrific for many reasons: it’s bright, spacious, freshly painted, has a large bedroom with a walk-in closet and a living room that’s just to die for thanks to the unobstructed view of Ste-Helene Street. Although the kitchen and bathroom are a little outdated, it’s nothing a couple of thousands can’t fix and transform into designer-like rooms!

What’s notable? It is listed for $398,425, the same price as its municipal assessment. Such a pricing strategy is rare but definitely synonymous with the WOW price factor! (I’ll be happy to explain if you wish to further understand why). Listing broker: Susan Goel

Remember the show Extreme Makeover: Home Edition? Well, if I had to select one condo in the OP deserving enough to be on this program, this would be it! With a little TLC (tender, love, care) this two bedroom, two bathroom apartment has the potential of being pimped out to the extreme. Please keep an open mind when looking at the pictures and imagine what you can make of this place!

Nestled between St-Laurent and St-Sulpice, this two bedroom charmer is on St-Paul’s most delightful strip. Filled with chic art galleries and fashion boutiques, this is every trendsetter’s dream address. 

What’s notable? During these brutally freezing days and nights, the heated bathroom flooring and the indoor garage will keep you warm and frost bite-free.

3. Cité du Nouveau Monde – $499,000

If you ask me, there is nothing better than living in a flat that overlooks the St-Lawrence River. One peak out the window and a world of magic awaits: the coming and going of cruise ships during summer months, music festivals like Igloofest in January, glamorous parties at the Science Center and fireworks all year round. What makes this place so unique besides its south-facing water view is a stunning stone wall covering the length of the 1,100 sq. ft. unit, a gas stove for the aspiring cordon bleu and an interior parking space for your hot wheels.
